What affects your price
These are the factors that move a project within its range — or occasionally outside it.
- Age of the home
- Pre-1978 construction triggers federal lead-safe requirements — containment, specialized cleanup and documentation. We're EPA Lead-Safe Certified, and that work is real labor that belongs in the price rather than hidden.
- Permits and inspections
- Plumbing relocation, new circuits and structural changes are permitted work. Permit fees are modest; the schedule impact of inspection windows is the real cost.
- What's behind the wall
- We open exploratory areas during the consultation where we can, so surprises land in the proposal instead of as a change order in week two.
- Fixture and finish availability
- Special-order tile, custom vanities and non-stock windows carry lead times. A four-week lead time doesn't raise the price, but it does move your start date.
- Structural or subfloor repair
- Rotted subfloor under a leaking toilet flange, or joists cut for old plumbing runs, has to be corrected before finishes go down. We flag it and price it as its own line.
- Accessibility requirements
- Curbless entries, widened doorways and blocking for grab bars require framing and drain work that a standard remodel doesn't.
- Access and staging
- Narrow streets, hillside lots, stairs-only access, HOA rules on dumpster placement and work hours all add labor hours to the same nominal scope.
- Season and scheduling
- Exterior painting, siding and roofing are weather-dependent. Booking outside peak spring and fall windows often means a faster start date.
Why restoration isn't priced on this page
Water mitigation, mold remediation and storm or roof damage are not flat-rate work, and publishing a range for them would mislead you. Cost depends on how far the water traveled, how many materials are affected, how many days of drying equipment are required, and what the moisture readings show on site — none of which can be known before an assessment. These losses are also most often handled through your homeowners insurance and billed to industry-standard claim pricing that your carrier and adjuster review, rather than to a menu price.

Are these prices quotes?
No. They're honest ranges based on the projects we actually complete across the Triad, Charlotte metro and southern Virginia, published so you can sanity-check a budget before you talk to anyone. Your number depends on your room, your selections and what we find behind the walls. Every STRYDE proposal is a written, line-item, fixed price for a defined scope — that's the number that counts.
Why is one contractor thousands cheaper than another for the same job?
Usually because the scopes aren't the same, even when they look the same on paper. Ask specifically: is the waterproofing system named and warrantied, is subfloor repair included or excluded, who pulls the permit, is debris removal in the price, is trim and paint included after the tile work, and what happens to the price if something is found in demolition. When you line those items up side by side, most of the gap explains itself.
How much of my budget should I hold back for surprises?
For a home built before 1980, plan on 10–15% held in reserve. For newer construction, 5–10% is usually enough. We price what we can see and document what we can't, but no one can guarantee the condition of a subfloor they haven't opened.
Does a fixed price mean the price can never change?
It means it can't change without your written approval. The contract price covers the defined scope. If you add a heated floor mid-project, or we uncover rotted framing, you get a written change order with the cost before any work proceeds — never a surprise on the final invoice.
Do you charge for the estimate?
No. The consultation and written proposal are free. If a project needs measured drawings or a detailed design package beyond a standard proposal, we'll tell you what that costs before we start it.
When do I pay?
Progress payments tied to defined milestones, with a deposit at contract signing to secure materials and your slot in the schedule. Final payment is due after the walkthrough and after the punch list is closed — not before.
Will a remodel raise my property value?
Bathroom remodels and flooring replacement are consistently among the better-returning residential projects, but return varies by neighborhood and by how far your finishes sit above local norms. We'll tell you candidly when a selection is a personal-enjoyment upgrade rather than a resale one.
