  • Drywall repair — anchor and nail holes, door-knob blowouts, corner bead damage, ceiling patches
  • Texture matching on knockdown, orange peel and smooth walls so patches disappear under paint

Our approach

Process note: assess before the cleaners, not after

We walk the unit while it still shows what the tenant left, because that's when damage is documentable — once it's cleaned, a stained countertop or a gouged floor is much harder to attribute. We build the punch list from that walk, price it, and get approval before anything is repaired. Any item that turns out bigger than it looked — soft subfloor behind a toilet, a wall repair that reveals a leak — stops and comes back to you as a change order with a photo before we continue.

How do you separate ordinary wear from tenant-caused damage?

We document rather than adjudicate. Every item on the punch list gets a photo, a description and a cost, and we split the report into two sections — routine make-ready versus damage beyond ordinary wear. Scuffed baseboard and a few anchor holes land in the first; a kicked-in hollow-core door or a burned countertop lands in the second. You make the deposit call; we make sure you have the evidence to support it.

Do small repairs get their own trip charge?

Not when they're bundled into a turnover. Punch-list items are priced as part of the unit scope, which is the main reason single-vendor turnovers beat calling a handyman for each item — six separate small jobs means six mobilizations. For standalone mid-tenancy repair calls outside a turnover, a minimum visit charge does apply.
