What turnover painting includes
- Walk-through with photo documentation of wall condition before anything is covered
- Nail-hole and anchor-hole filling, minor drywall patching, and spot priming of repairs
- Stain-blocking primer over marker, grease, smoke, water staining and crayon
- Full repaint, room-level repaint or targeted touch-up — priced per room, not all-or-nothing
- Ceilings recoated where staining, smoke or ceiling-fan shadowing is present
- Trim, doors, door frames and baseboards in a scuff-resistant enamel
- Accent walls and bold tenant colors reset back to your standard scheme
- Standing color, sheen and product spec recorded per property for every future unit
- Masking, floor protection where flooring is staying, and daily debris removal
Process note: prep is where the time is
Rolling walls is fast. What takes the day is filling anchor holes, blocking stains so they don't ghost through, and cutting in clean lines at ceilings and trim. Crews that skip stain-blocking hand you a wall that looks finished on Thursday and shows a marker line through the paint by Monday. We prime what needs priming and photograph the before condition so tenant-caused damage stays documented for deposit accounting.

FAQs about this service
Full repaint or touch-up — how do you decide?
Tenancy length and wall condition, not a fixed rule. Under about two years with a clean move-out, touch-up on file-matched paint is usually enough and takes a day. Past three years, or anywhere the walls have been washed repeatedly, touch-ups flash — the patch reads as a different sheen even in the exact same color — and you're better off with wall-to-wall coverage in those rooms. We call it room by room and tell you which is which before pricing.
Can you paint before the carpet is pulled or the unit is cleaned?
Yes, and that's usually the right sequence. Painting over flooring that's being replaced anyway removes all the masking time, and cleaning belongs at the very end regardless. If flooring is staying, we mask and protect it fully — but where you're replacing, telling us up front takes hours off the schedule.
