What turnover flooring includes
- Room-by-room condition assessment with photos, keyed to the move-in inspection where you have one
- Plank-level replacement in click-lock LVP and laminate without disturbing the surrounding field
- Glue-down LVT tile swaps and vinyl sheet patching at seams and doorways
- Full-room or full-unit LVP and laminate installation with transitions and quarter round
- Carpet and pad replacement, room-level or unit-wide, including tack strip and seam work
- Carpet re-stretching and seam repair where the carpet itself is still serviceable
- Subfloor inspection at toilets, dishwashers, water heaters and exterior doors, with repair before install
- Pet-odor treatment or subfloor sealing where urine has passed through the pad
- Transition strips, thresholds, baseboard and shoe reinstalled, old material hauled away
Process note: the repair-or-replace call
Our rule of thumb: if the damage is confined to a definable area and matching material exists, repair — a plank swap costs a fraction of a room. Replace when the damage crosses rooms, when the product is discontinued and no match exists, when water has reached the subfloor, or when a repair would leave a visible mismatch in the main sight line of a living room. We give you both numbers and the photos, so whoever signs off can see why.

FAQs about this service
When is carpet cleanable versus replaceable?
Cleaning wins when the damage is surface soil and traffic lanes on carpet under about five years old with intact backing. Replace when you find pet urine that's reached the pad — it will return through any cleaning — burns, bleach spots, delaminated backing, or seams that have opened. The practical tell is smell after drying: if odor comes back once the carpet is dry, the pad is the source and cleaning was money spent twice.
Do you keep attic stock so repairs match later?
We recommend it and we'll manage it for you. Ordering an extra box or two per property at first install means a damaged plank three years later gets swapped for an exact match instead of a close guess — dye lots and product lines change constantly. We label and note what's held for each property so the next repair is a same-day fix.
