What LVP installation includes

Removal and disposal of existing flooring, tack strip and staples
Moisture testing on slabs and crawlspace-adjacent floors before anything is ordered
Subfloor flattening to the manufacturer's tolerance — usually 3/16" over 10 feet
Attached-pad or separate underlayment, plus a vapor barrier where the slab requires one
Floating click-lock or glue-down installation depending on room size and subfloor
Random-stagger plank layout so seams don't fall into a visible H-pattern
Expansion gaps at every wall and vertical, hidden under shoe or quarter round
Transitions, thresholds, stair nosing, and trim reinstalled or replaced

Our approach

Installation note: flatness, not levelness

A floating LVP floor doesn't need to be level — it needs to be flat. Any dip larger than roughly 3/16 inch over 10 feet becomes a hollow spot that clicks underfoot and eventually stresses the locking joints apart. We fill lows with patch compound or self-leveler and grind highs before the first plank goes down, and we let the material acclimate in the room for 48 hours first.

Is LVP really waterproof, or just water-resistant?

The plank itself is waterproof — it's PVC, it can sit in water indefinitely without swelling. The seams and the subfloor underneath are not. A spill or an overflowing toilet is a non-event; a slow supply-line leak running under the floor for a week still damages what's below. That distinction matters most in laundry rooms and around dishwashers.

What wear layer should I ask for?

Wear layer is the number that actually predicts how the floor ages. 12 mil is builder grade and fine for a guest room. 20 mil is our default for family homes with dogs and kids. 28 mil and up is worth it in an entry, a mudroom, or a rental you don't want to redo in five years.
