How fast do you have to start drying before damage becomes permanent?

The practical window is 24 to 48 hours. Inside that window, drywall, framing and most flooring can usually be dried in place and saved. Past it, microbial growth starts and the job changes from drying to demolition and mold work — which costs several times more and takes weeks instead of days. That's why we dispatch the same day, including nights and weekends.

Will you have to tear out my floors and walls?

Often, no. We meter the moisture first and dry in place wherever the readings allow, including under hardwood and behind baseboards using injection drying and negative-pressure mats. Removal happens when a material is saturated past what drying can recover — soaked pad and carpet, swollen particleboard, or drywall wet above the flood cut line. Does homeowners insurance cover water mitigation?

Sudden, accidental discharge — a burst supply line, a failed water heater, an overflowing appliance — is typically covered, and most policies also require you to mitigate promptly to prevent further loss. Long-term seepage and groundwater flooding usually are not, unless you carry a separate flood policy. We document everything either way so your adjuster has what they need.
