Mold coverage depends on how the water got there. When mold results from a covered sudden loss — a burst pipe, a storm-driven leak — carriers commonly cover remediation, though many policies cap mold specifically at a set dollar amount. Long-term maintenance issues like an unaddressed drip or chronic humidity are usually excluded. We document the moisture source clearly, because that finding is what the claim turns on.
On a hard, non-porous surface like tile or glass, surface cleaning is reasonable. On drywall, wood framing or insulation, it isn't — the growth extends into the material where a surface wipe can't reach, and bleach is mostly water, which feeds what's left. Anything past roughly ten square feet, or anything on a porous surface, should be contained and removed rather than wiped.
Not always. Visible growth with a known moisture source doesn't need a lab to confirm what you can already see, and testing adds cost and delay. Testing is worth it when growth is suspected but not visible, when someone in the home has symptoms and you need to know what you're dealing with, or when a claim or sale requires clearance documentation. In those cases we recommend an independent hygienist — separate from the company doing the removal — so the results aren't self-graded.
