Turnover FAQs

What's a typical turnaround time on a unit?

A standard cosmetic turnover — paint, patch, punch list, minor flooring — is generally 3 to 5 working days from access to clean-ready. A light touch-up scope can be same-day or next-day. Add flooring replacement across the whole unit and you're realistically at 5 to 8 days, because material has to be on site and acclimated before install. We give you a completion date at scope approval, not a range that drifts.

How does access and scheduling work across multiple units?

Lockbox or code is what most of our management-company clients use, and it's what keeps a turnover on schedule — no coordination call to start each morning. Once you're set up with us, you send the unit address, access method and target ready-date; we walk it, scope it, and confirm a start. For portfolios with steady volume we hold recurring crew capacity, so units get slotted rather than queued.

Do you scope and quote before starting, or bill as you go?

Always scoped first. We walk the unit, photograph condition, and send an itemized scope with per-line pricing before any work starts. Anything discovered mid-turnover — a soft subfloor under the toilet, damage hidden behind a dresser — comes back as a written change order with a photo. Nothing gets added to an invoice you didn't approve.

How do you invoice, and can it be split for deposit deductions?

Net-30 invoicing per unit for established accounts, with the option of consolidated monthly billing across a portfolio. We can also line-item the invoice into ordinary make-ready work versus tenant-caused damage, with the photo documentation attached — most managers use that split directly in deposit accounting rather than rebuilding it themselves.

Can you handle several units in the same week?

Yes — that's the normal pattern for our management-company accounts, and it's why we crew for it. Multiple units in one community are more efficient for everyone: one mobilization, shared material staging, and consistent finishes across the property. Tell us the volume you expect in a typical month and we'll tell you honestly what we can hold.

Will finishes match between units and between visits?

That's the point of a standing spec. We record your paint colors and sheens, flooring product and color, and hardware finishes on file per property, so unit 4B done in March matches unit 12A done in October. It also makes future touch-ups cheap — we already know what's on the wall.

Do you work with individual landlords, or only management companies?

Both. Property management companies are the bulk of our turnover volume, but we regularly handle single-property landlords between tenants. The process is identical — walk, scope, schedule, complete, invoice — the only difference is that portfolio accounts get standing specs and reserved capacity.

What areas do you cover for turnovers?

The Piedmont Triad is our core turnover market — Greensboro, Winston-Salem, High Point and the surrounding towns — where we can hit fast turnarounds reliably. We also serve the Charlotte metro and Danville and Roanoke, Virginia; in those markets, portfolio volume schedules better than one-off single-unit work.
