In the newer north and northwest neighborhoods it's builder-grade finishes reaching end of life all at once, and an HOA architectural submittal for anything on the outside. Raleigh reviews permits through its own Development Services office rather than Wake County, and we file, schedule and meet those inspections ourselves.

Raleigh's rental inventory spans downtown condos, near-campus houses and suburban single-family rentals, and August is a hard deadline across most of it. We block those turns onto one calendar so a portfolio empties and refills together.

Inside-the-beltline streets are narrow with limited on-street parking, so dumpsters and deliveries are staged deliberately and neighbors keep their access. Oakwood and Boylan Heights add historic overlay review to exterior scopes, and Raleigh inspects separately from Wake County, which drives sequencing.

Permitting: work involving plumbing relocation, new circuits or structural change is permitted and inspected through the City of Raleigh Development Services Department, or Wake County for addresses in the unincorporated county. We file and manage that as part of the project.
